The principals of Southern Marinas have been involved in the acquisition and management of more than 60 marinas throughout the United States, with a total asset value in excess of $2B. Through their combined years in the marina space, the team has evaluated 100+ marinas for acquisition through an extensive underwriting process. The SM team’s experience extends to coastal marinas on both seaboards – from New Jersey to Florida on the East Coast, and California and Washington state on the West Coast; mountain and lake marinas in Kentucky, Tennessee, Arkansas, Idaho, and Texas; and marinas on the Great Lakes. The SM group’s operational expertise includes the management and marketing of singular storage operations, and complex resort properties that encompass lodging; boat clubs and boat rentals; RV parks and mobile homesites; retail, and food and beverage operations; and other supporting recreational amenities

Kyle Bogardus serves as a Senior Accountant for Southern Marinas. His core responsibility is to prepare financial statements for numerous properties in accordance with US GAAP standards. Prior to Southern Marinas, Kyle was based in New York City serving as a Senior Accountant in the Technology sector. Kyle holds a BS in Accounting from Siena College.

Prior to joining the Southern Marinas' accounting team as an Accounts Payable Specialist, Teresa Phillips was the Business Office Administrator at Dale Hollow State Park Marina in Kentucky.  Teresa came to Kentucky by way of Kansas where she established an extensive history of bookkeeping experience in both the Dairy and Construction Industries.

Adam Rosmarin has more than 16 years of experience across a wide array of industries; including marinas, finance, hospitality, and real estate. Prior to joining Southern Marinas, Adam worked as lead strategist and media buyer for a premier marketing and consulting firm. During his tenure, he managed outbound marketing budgets and website development for Loggerhead Marinas' portfolio of properties from lease up through sale. Additionally, Adam was responsible for allocating annual marketing spends for VanEck, an asset manager and ETF provider. While engaged with VanEck, he contributed to the launch of more than 60 exchange-traded products and helped grow the brand from inception to $50B AUM. Finally, Adam has worked alongside Southern Marinas since its inception to develop branding and the website platform used across the portfolio of marinas. In his role as VP of Business Development, he will source, evaluate, and close deals to grow the platform. Adam is a family man and a true southern sportsman. When he is not in the office, you will likely find him somewhere between the crystal-clear waters of the Bahamas and the backwoods of Georgia.

Mitchell Jones began investing in the marina industry in 1996. In 2002, Mr. Jones purchased a marina in Tennessee and invested in a Florida marina. Over the next 10 years, he acquired, operated, and sold numerous marinas for himself and several equity partners. In 2012, he founded Anchor South Management as CEO to begin managing a portfolio of marinas in the Southeast for various entities, including CNL Lifestyle Properties and private families. In 2015, he formed Anchor South Capital Partners, which began acquiring a portfolio of marinas for an investment group. In early 2016, he sold both of his Anchor South companies to Suntex Marina Investors (SMI) and joined Suntex as a principal and co-head of acquisitions. In this capacity, he led or co-led the acquisition of properties valued at $400M. After a two-year stay with SMI, Mitch began investing in the marina industry through Southern Marinas, LLC.  Previously, he created several operating and investing platforms in the technology and real estate industries. His companies have been featured in the Inc. 500 program, and he is an award recipient of the Ernst & Young Entrepreneur of the Year.

Gary Rosmarin is an experienced lifestyle executive with 40+ years of management, development, strategic planning, branding, acquisitions, and restructuring across a broad spectrum of hospitality asset classes. He partnered with Mitch Jones and Andrew Gendron to form Southern Marinas in 2018, where the team assembled an outstanding portfolio of marinas that were sold in early 2021. Since then, Southern Marinas has partnered with a Denver-based, private investment group to build another marina platform of best-in-class properties across the U.S. Prior to 2018, Gary spent 10 years as a senior asset manager for CNL Financial Group. In that capacity, he directed all ownership initiatives for CNL Lifestyle Properties’ 70 marinas and golf properties that had an acquisition value of $800M, annual revenues of $200M, and EBITDA of $60M. Gary served as a senior executive for CNL’s Hospitality REIT, overseeing a portfolio of iconic resort properties, including the Waldorf-Astoria Collection (Grand Wailea, La Quinta Resort & Club, and PGA West), and the Doral Resort & Spa, with annual revenues of $1B and EBITDA in excess of $310M. His other work experience includes senior management positions with the Nicklaus Companies, Toll Brothers, Hyatt Hotels & Resorts, and Club Corporation of America.

Andrew Gendron has more than 20 years of experience in commercial real estate acquisitions, finance, development, and operations. Prior to the formation of Southern, he sourced and underwrote multiple marina assets and marina-related development projects across the Southeast. During the past few years, Mr. Gendron was instrumental in developing a large, mixed-use property in South Florida. In this role, he was responsible for the acquisition of the land, rezoning of the site, procurement of an institutional joint-venture partner, and managing the horizontal phase of the development. Prior to this engagement, Mr. Gendron participated in the formation of a $200M commercial real estate fund for TenRock Capital Fund, L.P., where he was responsible for sourcing, underwriting, closing, and servicing mid-sized commercial real estate mezzanine loans and joint venture agreements. Before joining TenRock, he worked as an associate for a boutique investment management firm in Los Angeles, and completed several acquisitions for an aviation company as well as focusing on the development of a single-family home community located in Orange County. Mr. Gendron holds a JD from Seton Hall University, an MBA in finance from Pepperdine University, and a BBS from Towson University.

Kristina Gritz’s career spans more than 25 years with leadership experience in operational-focused accounting. Prior to joining Southern Marinas, she served as VP of accounting for a U.S.-based international leisure brand. In this role, Kristina delivered financial intelligence used to drive decisions and assist in building the back-end foundation for the brand to become the world leader in golf instruction. Her comprehensive financial experience includes GAAP-based accounting, extensive audit experience, REIT expertise, budgeting, and expense management to optimize resources and reduce overhead expenses.

Luke Radlinski has nearly 20 years of experience in commercial real estate acquisitions, finance, development, and operations. Prior to joining Southern Marinas, he managed the private real estate investment portfolio at Anchorage Capital Group, a New York-based hedge fund, overseeing nearly $1B of invested capital across the country in a variety of asset classes, including a mixed-use, master-planned hotel and golf resort (Palmetto Bluff), residential construction projects, office development, and marinas. In the marina space, Luke led Anchorage’s investment in Southern Marinas’ initial fund, which culminated with a successful portfolio sale in early 2021. Additionally, he oversaw the financing, construction, and lease-up of F3 Marina, a second-of-its-kind, fully automated dry stack marina in Fort Lauderdale, Fla. Prior to Anchorage, Luke was the director of land investments at Kettler, a super-regional, multifamily, mixed-use, and planned community developer in Washington, D.C. During his time at Kettler, he was responsible for more than $500M in aggregate real estate acquisitions and dispositions. Luke began his real estate career in land acquisition for homebuilder, NVR, Inc. (Reston, Va.). He is a graduate of the United States Naval Academy, earned an MBA in finance from Johns Hopkins University, and is a seven-year veteran of the U.S. Navy.

Belinda Byers has more than 20 years of experience in business management focusing on streamlining and improving financial and operational processes. Prior to joining Southern Marinas, she held various leadership positions in the marina industry, including general manager, regional manager, and senior administrative manager. In her role as senior administrative manager, Belinda oversaw the critical functions of cash management and financial reporting at multiple marinas.  Belinda’s skills extend to general resort management with responsibility for overall property operations, including annual budget preparation, capital projects, staffing, and marketing. Belinda holds a bachelor’s degree in business administration from Montreat College.

Growing up in South Florida, Alex Rosmarin is an avid boater and marine enthusiast.  He spent the past 15 years in the leisure and hospitality industry, working in multiple capacities for Fortune 500 companies including Expedia, Comcast, and Toll Brothers. As Vice President of Acquisitions, Alex has the responsibility to source, evaluate, and close deals to grow the platform.   Prior to joining Southern Marinas, he served as an Area Sales Manager within the NBC Sports Group, Golf Division. Alex was responsible for developing and managing their largest markets in South Florida and Southern California.

Barry Miller is a maritime professional with more than 18 years of experience in the industry. His career began as a captain aboard some of the most luxurious yachts around the world. After acquiring the top-level qualifications that the industry has to offer and extensive hands-on experience, Barry seized the opportunity to transition into the operations side of the marina business. As Southern Marinas’ VP of Operations, he has direct oversight responsibility for all operational matters relating to the marinas, including personnel decisions, budget preparation, implementation of SOPs, capital projects, and monthly performance reviews.  In addition, Barry has responsibility for  managing the company's relationships with the industry's leading national boat dealers, boat clubs, equipment manufacturers, and service providers. Barry's experience from both sides of the dock within the industry ensures that our members and guests receive the highest level of hospitality and that the marinas are operated safely and efficiently.

Rhonda Kondo is a marina enthusiast who brings a wide range of hands-on experience that she gained during her 15 years working in the industry. In 2005, she started her career working at marinas located on Lake Lanier in Georgia and later assisted with marina training and marketing development for marinas in New York, Maryland, and Florida. Rhonda currently provides strategic HR support, staff management, and organizational development for Southern Marinas. She has also assisted with the implementation and training of Dockmaster Marina Management and BoatCloud Software. Rhonda is successful with navigating in all areas of HR administration, such as recruitment, onboarding, state and federal compliance, OSHA safety compliance, payroll administration, benefits administration and analysis, audit preparations, and policy/procedure development. Her passion for helping people and boating is what led her to obtain her Master Certification in Human Resource Management from the University of North Georgia and to become an active member of the Society for Human Resource Management.

Sam Corbin has the critical role of managing Southern's information technology at both the corporate level as well as across our marina portfolio.  His responsibilities include systems integration, networking, information flow, and security.  Sam is Southern's liaison with the industry's major software providers and continually evaluates new software solutions for potential integration into our management platform.  Sam's diverse experience ranges from providing IT support in the Irish countryside as a college intern to managing the IT department at the Ridges Resort & Marina where he modernized an aging information infrastructure to a state-of-the-art design.  Sam holds a BS in Information Technology: Engineering and Science, is CompTIA A+ certified, holds certifications in Microsoft Office (MOS), Microsoft Windows Server (MCSA), and has a Ubiquity UBWS License.

Josalyn Claussen has been a results-oriented marketing leader in the marina space for over 12 years.  She has a talent for developing integrated marketing programs that enhance brand engagement and loyalty and is strongly motivated by a passion for building mission-driven brands that give back to the people and the communities being served. Prior to joining Southern Marinas, Josalyn managed the daily marketing operations for Yacht Haven Grande in St. Thomas, U.S. Virgin Islands. She then went on to build the marketing department for Suntex Marinas, where she was responsible for creating and implementing a successful marketing and communications program that supported an organization of 45 marinas across the United States. 

David Lawrence has direct oversight responsibility  for all capital projects across the portfolio ranging from general building remodeling to the construction of dry storage buildings, floating gas docks, breakwaters, wet slips, and restaurants.  Dave began his career in the industry when he started a business that focused on dock construction, installation of boat lifts, and comprehensive marina maintenance.  He has extensive experience in concrete construction which has proved invaluable to Southern in overseeing major concrete deck replacement as well as the rehab of sea walls and launch areas.  In addition to his construction background, Dave has served as a resort property manager, a marina general manager, and a regional marina manager.  This experience allows him to schedule and sequence capital projects in a way that limits disruption to the operations with the ultimate result of improving efficiencies and positively impacting the bottom line.

Kevin Munz is a seasoned financial analyst with extensive modeling and valuation experience.  Kevin coordinates the underwriting process for all potential acquisitions as well as providing monthly detailed financial analysis of the existing portfolio.  Before joining Southern Marinas, he managed all financial and planning processes for a fast-growing food company, which he founded with two other partners and successfully sold. In prior roles, Kevin was a financial analyst at a Fortune 500 company where he provided insight for the Florida region with an annual budget of more than $1 billion in revenue.  He also served as a credit analyst for an asset-based lender. Kevin has earned the designation of CFA requiring a rigorous course of study and passing three levels of increasing difficult exams covering areas of accounting, economics, ethics, money management and security analysis. In addition, he holds an MBA from Palm Beach Atlantic University and a business degree from Stetson University.

Bridget has been with Southern Marinas since its inception and has been integrally involved with the purchase of 22 Marinas from 2018-2023.  Bridget has worked with sellers, legal counsel, debt providers and has coordinated all third-party reports. In 2023 Bridget joined our expanding Southern Marketing Team and is excited to work with her colleagues and properties on events and marketing efforts. Bridget began her career working on several privately owned luxury charters, where she excelled at meeting the demands of both the clientele and the dynamic charter yacht industry. After acquiring top-level qualifications in the yachting industry armed with extensive hands-on experience, Bridget transitioned into land-based marina operations. With a core focus on communication and delivering an exceptional customer experience, Bridget successfully managed a large marina store in Fort Myers Beach, Florida, prior to joining the Southern team.  Bridget received her university degree, Cum Laude, in Media, Communications, and Legal Studies in South Africa.

Katie Longwell contributes a crucial role to the accounting department and the growth plan of the Southern Marinas portfolio. Her role is to monitor, standardize, and prepare accurate financial statements for all company properties as well as assist with REIT testing and reporting. Prior to Southern Marinas, Katie’s most recently served as a senior accountant for a world-leading golf instruction company where she efficiently produced precise financial statements under GAAP reporting guidelines.

Yuliya Shulak plays a valuable role as a senior accountant for Southern Marinas and is responsible for the cash management of all marina assets. Her role is pivotal to the reconciliation and tracking of all intercompany transactions for all company-owned and managed entities. Prior to joining Southern Marinas, Yuliya served as an accounts payable supervisor and senior accountant with Loggerhead Marinas, a 14-marina portfolio in South Florida.
